Credit

Private credit has become one of the largest and most attractive asset classes in present-day investing. While traditional banking continues to restrict its lending practices for small and medium-sized companies, now – more than ever – these companies have a need for credit to compete and grow in an environment of rapid technological disruption.  The team’s experience in capital markets and leading several service companies across industries allows the firm to assist small and medium-sized companies establishing fundamentally sound financials and competitive advantages to access capital and innovate their business models for exponential growth.

Service Industry Businesses

Service businesses are historically strong fundamental investments, but their growth is often constrained by a lack of institutional business practices and technology. Emory Oak Partners believes its expertise in new technologies, such as machine learning and artificial intelligence, provides the firm with a unique opportunity to unlock enterprise value embedded within service businesses.

To date, Emory Oak Partners has launched three service businesses:

  • Magna Pest Solutions, a residential and commercial pest control business, which is now a regional leader in the Southeastern U.S.,

  • Swel Janitorial Group, a commercial janitorial business, which is emerging as a dominant market leader in the Southeastern U.S., and

  • Quality Exterior Group, an Austin-based street sweeping company.

Emory Oak Partners has driven growth in these service businesses by adopting institutional business management practices and re-imagining the entire business model, with a technology-driven approach to customer acquisition and experience, including digitization, data analytics, machine learning, and artificial intelligence.

Real Estate

Emory Oak Partners has completed many special-purpose vehicle real estate projects in land entitlement, multi-family, and mixed-use assets across the Southeastern United States. The firm has unlocked the value of under-entitled and mis-zoned properties, mostly from generational landowners, by obtaining new entitlements to ensure the properties’ highest and best uses, complete minor horizontal construction work to ensure properties are shovel-ready, and sell them to end- users or developers.

 

The firm’s real estate team leverages its deep institutional and operational expertise to identify and execute investments in Class B and C multifamily and mixed-use properties, as well as complex property entitlements, across emerging secondary and tertiary markets. The firm’s technology focus extends to real estate: the team leverages market and consumer data, emerging technology, and digital strategies – including data analytics, machine learning, and artificial intelligence - to inform every part of its investment process. Acquisitions, asset management, and property management are all enhanced and re-imagined through these technology-centric strategies.
